Leading speakers in the real estate sector
The event featured a panel of top-level speakers, each contributing their expertise on key aspects of the home-buying process:
- Rubén Llach, Managing Partner of Llach Serra & Associats and Vice President of the CAFBL
- Josué Llach, Director of Wealth Management at the Swiss bank Mirabaud
- Òscar Massana, Tax-financial Consultant at GM Legal Financer | Bauma Capital
- Joan Rodríguez, Head of the Housing Service of the Alt Penedès County Council
Trend shift in the real estate market
Ruben Llach introduced the forum by highlighting that a sustained increase in housing prices is being observed, a clear indicator of a trend shift in the real estate sector. This context especially impacts young people, who increasingly find more difficulties in accessing property ownership.

Mortgages and young people
According to data shared during the session, young people take 36.7% longer to obtain a mortgage compared to previous years, and the average age for buying a first home in Spain stands at 41 years.
Only 6% of mortgage credit intended for home purchases corresponds to people under 35 years of age, a figure that highlights the need for public policies and tailored financial advice.
Types of mortgages and current conditions
Josué reminded that a mortgage is the most significant debt in a person’s life, and emphasized the importance of understanding and reading the fine print before signing any contract.

He explained the differences between:
- Fixed-rate mortgages: interest around 2% during the first 10 years and 1% after that period.
- Variable-rate mortgages: they depend on the Euribor index, which varies daily. In this case, it is essential to compare offers between banks and know the commissions, taxes, and other associated costs.
Donations and loans between individuals
Òscar Massana provided a fiscal and practical view on this area, highlighting that it is more advantageous to make a monetary donation than one of real estate, as the tax burden is lower.
He also explained the differences between a donation and a loan between individuals, as well as some best practices and legal recommendations to formalize these processes safely and transparently.

Public support for youth emancipation
Joan Rodríguez presented the Programa Galeria (galeria.cat) and explained how the Generalitat de Catalunya, through the ICF Habitatge Emancipació, offers loans of up to €50,000 for young people between 18 and 35 who want to finance the down payment on their first home, without commissions or interest.

The process consists of two phases:
- Request the loan through the ICF digital banking platform.
- If approved, contact one of the banking entities participating in the agreement.
The ICO guarantee was also mentioned, which facilitates access to financing for young groups and families.
