Interior design and residential design: when spaces also create value

On May 12th we held the 9th Llach Serra Forum, a day dedicated to analyzing the role of interior design and residential design in the way we experience spaces and how these influence the value of a home.

With this session we have closed the 3rd cycle of Llach Serra Forums, a space for debate that during these years has brought together professionals from different disciplines to reflect on the great challenges of the real estate and housing sector.

On this occasion, the conversation focused on an increasingly evident idea: the value of a home does not depend only on the square meters or its location, but also on the experience it offers to those who inhabit or visit it.

Homes evolve because we do too

The way of living has changed profoundly during the last decades. Homes have gone from being spaces conceived with a single function to becoming flexible environments where we coexist, work, rest and share time with the family.

This change forces a rethinking of the distribution of spaces, functionality and even the way we understand comfort.

During the Forum, reflections were made on how, many times, it is not the house that has become too small, but rather that it has stopped adapting to the current needs of its inhabitants. In many cases, small actions can ensure that a home recovers functionality and quality of life without the need for major renovations.

Aesthetics also generate value

One of the major themes of the day was the relationship between interior design and real estate value.

A good interior design project does not consist solely of decorating a home. The choice of materials, lighting, the distribution of spaces or aesthetic coherence contribute to generating a better perception of quality and, consequently, increase the perceived value of the property.

In an increasingly competitive market, these aspects can make the difference both in the sales process and in the ability of a buyer to imagine themselves living in that space.

Small changes can transform a home

The Forum also put a very practical idea on the table: large investments are not always necessary to improve a home.

Renewing the paint, updating the lighting, eliminating unnecessary elements, opting for natural materials or reorganizing spaces are relatively simple actions that can completely change the perception of a house.

Wood, natural fabrics, neutral colors or more open spaces contribute to creating warmer, brighter and more functional environments, qualities especially valued by both owners and potential buyers.

Interior design is also a real estate tool

During the session, the role that interior design plays in the marketing of homes was also addressed.

Before making a purchase decision, people need to imagine themselves living in that space. A well-prepared home, with a clear distribution, good lighting and a careful presentation facilitates this emotional connection.

In this sense, interior design becomes a tool that helps to better explain a home, highlighting its possibilities and making it easier for the buyer to perceive all its potential.

A transversal look at the future of housing

The day featured the participation of Rubén Llach, managing partner of Llach Serra & Associats and moderator of the session; Sandra Guiu, CEO of Sandra Guiu Interiors and dean of the Official College of Interior Designers and Decorators of Catalonia (CODIC); and Mònica Llurba, commercial director of Llach Serra & Associats.

Their contributions allowed interior design to be addressed from different perspectives, combining criteria of design, functionality, user experience and real estate strategy.
